Your are right one heir, but Seth wasn't the first born. He was the third. Even though Caine did what he did, He was the first born, He is the heir. That's why GOD did not killed him, He gave Caine immortality ( probably meaning that his generations would lasts till the end of days ).

Did you read Genesis 4? Seth replaced Abel. Cain was banished. Compare this to the story of Satan being banished from Heaven. Compare this to the Son of God as polar opposite to Satan. Who is the Son of the First Adam, also known as the Last Adam? Jesus was the first and last Adam. The first Adam was the cause of the trouble. The Last Adam the Redeemer. Able was slain from the foundation of mankind. He had the perfect sacrifice, and was Adam's first born son. He was a lamb without blemish. Image of Adam.
Luke 3 gives you the genealogy.
Who Created Adam in Genesis 2? The Lord. Who does Luke 3 say created Adam?

the son of Seth, the son of Adam,
the son of God.
Cain Abel? Not there.

Seth was the replacement for the seed of God.
