Remember when people here on ATS said the lockdown and restrictions were nothing but a real estate grab... between people losing thier homes and renters not getting paid rent, now here comes JP Morgan to clean up

The companies plan to acquire up to $1 billion in build-to-rent properties, starting in Atlanta.
Housing experts warn that it can take a long time to bring build-to-rent properties to market.

A new joint venture between one of America's largest banks and a growing build-to-rent operator is the latest sign that big investors are undeterred by the volatile real estate market.

Haven Realty Capital and JPMorgan Chase's asset management arm said they will invest up to $1 billion to develop build-to-rent single-family homes across the country, according to a November 15 announcement.

The duo plans to seed their investment with up to $415 million in equity. The first installment will include a purchase of 250 homes in three communities around the Atlanta metropolitan area, and the deal could close within the next 90 days, the statement said.

The partnership comes at a time when demand for new housing continues to slide, according to data from the Census Bureau. Meanwhile, the National Association of Homebuilders reports that builder confidence is at its lowest level since 2012 because of rising interest rates and construction material costs.

down in swfl prices are still redunkless.

covid was part of the transfer of wealth from the middle class via real estate. however these big corps getting into the renting game now like jp morgan and blackstone means higher prices for the consumer which also leads to another transfer of wealth via taxes.


my property taxes and insurance have gone up on each unit by 100's a month and as much as 600 a month on one unit compared to last year. unfortunately i will have to transfer that cost to the tenants.

so whether you buy or rent the cost is insane in this area, especially after covid and now hurricane ian which removed lots of properties of the market due to flood damage. also most people cant get a mortgage on the property due to damage so only cash buyers and investors can pick them up.

im sure jp and the other big ones will pick them up and it looks like they don't even care about overpaying since its a long term rental property and 1 bedroom apartments are going on average for over 2300 a month

This is what they mean by “You will own nothing and be happy”.

I’ve thought about this a lot these last couple years. The property grabs by corporations right after the beginning of the pandemic proved it.

We are a long way off from owning absolutely ‘nothing’. However, the beginning of it is in real estate. Virtually everyone has been priced out of the market.

I bet ya there will be cameras in every one of those ‘Build to rent’ properties. Big BRO will be watching you take a crap.

Our ability to afford housing has been transferred to a mega-corporation. In 2021 inflation equaled a drop in annual wages of $5,000. In many place, that's the difference between basic needs and mere survival.

Gates is the biggest private holder of farm land. Farmers and ranchers are dependent on bank loans to operate. They look rich on paper, but call in those loans and they're no better off than the minimum wage earner.

Wages can't be increased to match inflation; corporate greed would just keep upping the prices of their goods and services.

The government will have no choice (as planned) but to swoop in with relief programs, and it will come at a cost. Need help with food? housing? Utilities? Health care? Just show your mRNA vax status and you, too can be helped!

I've been saying since the 60's you don't bite the hand that feeds you and have watched through the decades how more and more people and become dependent on gov for their meager existence.

The goal for the Great Reset was 2030, but after covid hit they've (Schwab, Soros, etc.) have made comments about how it's needed by 2025.

I understand those who refuse to believe things are 'that bad'-and they aren't if you take just one element of society that's badly broken, but when you look at the whole picture it's beyond fixable with the mentality of the wealthy and those in power.

Yes, there will be a great reset, whether we like it or not. I only hope those trying to control the way it plays out miscalculated and go down as hard as the rest of us.

These 45 Communist Goals were read into congress in 1963. It bears reading more than once....

I have been speaking of this maneuver for a long time. They have moved slowly but not stealthily.

They have just had so much success, and with the lock downs working in their favor, they have just sped up their plans.

Home owners, those with or without mortgages are their primary targets. They are going to steal as many homes as they can. Whether you get taxed out of your home or if they use insurance demands to trick you out of your house, many are going to lose their homes. Banks make it mandatory that you "have" to have home owners insurance. Home owners insurance has double and quadrupled, and some companies just flat out refuse insurance to some home owners. Some are making crazy demands, like forcing them to replace working water heaters, stable undamaged and or replacing working air conditioners.

I keep hearing people talking about a coming civil war, where we will be fighting and killing each other in the street, like in "The Purge". The most stupid thing I have ever heard. How the hell is that going to change or help anyone.

If we are going to fight it in the streets, it seems it would be our duty to fight against those that are destroying our Constitution, our country, and our lives. And it sure is not your neighbor.

It is getting dark, deep, and dangerous. This guy seems to have his finger on the pulse.

If you scale it up a bit, it seems less silly.

The densely populated cities are the ones pushing for it- they outnumber is in bodies, so they think they should make the rules for us.
They don't believe in the Republic, they think this is a direct democracy.
If there was a civil war, it's not going to be left vs right, North vs South, or West vs East.

It's going to be city vs rural, and what they don't realize is how badly they depend on the rural, and how quickly the cities would collapse without it.

I don't think it is going to be city against country for very long. Many will never make it out of the city. And many will not fare well if they do make it.

The problem for the country is going to be the system. They will commandeer the land and homes, for the good of the many.

I am not criticizing your post, but I think it bears mentioning that the list you offer up is a historically important episode. It represents the intense cold-war effects of our political landscape which were in full effect during the '60s. The author, a former FBI 'employee' included it within his ostensibly authoritative book detailing the perils of the Red menace (communism) in America. This list seems to have impressed Congressman Herlong who reportedly was noted for his anti-communist focus during the period; although he ultimately changed his party to Republican, at the time of his reading this into the Congressional record he was a Democrat (from Florida.)

Just offering some background ... because this list was not the product of some Communist publication, in essence, it was a propaganda piece (which does not render the whole of it automatically false, but speaks to its intent for inclusion in the record.) (((see "The Naked Communist, by W. Cleon Skousen 1958)))

Thank you for your reply and further information! What stood out to me is how our society seems to have moved in the direction of these principals to where quite a few are now integrated into our daily lives, if you take the word 'communism' out of the text.

That's pretty much my point.
If it came to city vs county today, the city would be a burning wasteland in six months, with at least 3/4 of their population dead.
And that's just if the power and the delivery trucks stopped running!

If there was an actual civil war, anyone without dirt to defend would quickly starve.

They can scream UBI all they want, someone still has to do the work to provide. When they basic work gets too hard to find it means there's too much population. Starvation and death follows. We can't be locusts forever.
