Housing advocates are confident the ban, due to expire March 31, will be extended for several months and possibly even strengthened.

Not everyone supports keeping the moratorium in place. Landlords in several states have sued to scrap the order, arguing it was causing them financial hardship and infringing on their property rights.

There are at least six prominent lawsuits challenging the authority of the CDC ban

This is NUTS...
I really feel bad for any small time landlords.
If the government wants to provide free housing that is one issue, forcing private citizens to bear the brunt is unethical.
I know where this is going. They do not want small landlords.
The true way to wealth for a lot of regular people, has been real estate.
They are slowly getting elbowed out of the way.

By the end of 2020, U.S. renters were estimated to owe anywhere from $30 billion to $70 billion in back rent, according to a statement from National Low Income Housing Coalition. While most small landlords recognize the unprecedented challenges devastating their renters, some are now owed thousands upon thousands of dollars in unpaid rent. Mom-and-pop landlords are staring into another year of the pandemic, knowing their financial futures and the well-being of their families are in jeopardy.

Housing crash 2.0?

Housing crash 2.0?

What’s coming is going to make 2008 look like a questionable test fart... there’s a lot in the chute that’s just been waiting to be expelled... and no one is coming out of this one smelling like roses that had anything to lose at the start...

I'm down to 3 rentals now.
Most likely keep them for at least another year cuz capital gains are going to kill me

I feel for those landlords.
Can't evict anyone taking advantage of this rule.

The real tell will be a property tax moratorium

It's got to be extended but they need to also offer relief to those small renters too.

Yes, it seems the government wants to control everything. Next they will be coming for our homes.

The 2nd Housing crash/ cash infusion crash/ COVID crash. What’s the difference? It looks to me like President Biden and the Democrats are doing everything that they can to crash the economy. As soon as the last infusion of cash is used up, there will be a run on the stock market. It’s going to make the 1929 crash look like a flea market.
I expect a new financial instrument to replace the dollar before this is over. If anyone else tracks economic cycles, they will know it took 35 years to climb back after the 29 crash. I don’t see any good news coming.

The City bill, which includes water, sewer and garbage, are now required to be in the land lords name, Ive heard. The garbage, recycle, and green waste trucks are fitted with cameras which they take pictures if anything sticks out above the lid. They sent me a warning picture after a cardboard amazon box could be seen propping the lid slightly open. They fine you! It also goes up each time.

I see all home owners with lids closed, and renters with barrels overflowing, lids propped all the way open, and boxes on the sides. I saw the Garbage truck taking pictures multiple weeks in a row. Somebody is getting fines, and I know who!~ The same land lords that are getting stiffed by the crooked renters, are getting fined for the renters actions.

Nothing like adding insult to injury

That is insane! There is no way I'd be paying for my renters trash excess! Good thing I'm not a landlord,
I couldn't put up with this stuff.

From your link, 30-70 billion in unpaid rent....wowza!!

They are working every angle possible to destroy the middle class.

I feel so sorry for these people, that worked so hard for their investments.

Rentals are a pain in the ass. I eventually hired a property mgr. firm to take care of my rentals. Now they are all up for sale. I have projects that will need that money. And once again, it's a sellers market.

Correction.
Tenants are a pain in the ass. The vast majority of them.

Always wanting things fixed and stuff.

Smoking in non smoking apartments
Pets in no pet apartments.
Eight people living in a apartment rented to three.
Breaking things and not telling the landlord.
Late or skipped rent payments.

Yeah, tenants suck.

Interesting enough, I had wondered what this anti-owner campaign going on for 2 years ish was about.
The "slumlord" propaganda was/is heavy on social media.
Now it's making more sense.
Looks like a corporate/institutional hostile takeover of the housing market.

I'm seeing it on the buyer side too.
20% over ask, 6 offers in first hour. Cash, no contingencies.
Zillow now buying properties.

I'm going back to new construction short term, then leaving the industry all together.
I've never offered any of my houses for rent, so have little experience in the field, but it looks ultra sketchy right now.
I'd unload fast if I didn't have excellent renters already, or massive deposits and credit requirements.
Too much liability for me.

Timing this stuff is getting stressful.

I've been a tenant, with lousy landlords.

I prefer being a homeowner and consider myself fortunate to be one.

Compassion and equal view... of all people. (Until ulterior consequential evidence arises)

Wanting things *fixed* isn’t a reason to call someone lousy.... don’t be cheap...
