I did most of the restoration work on my home and since I bought it in 2005 the value is just about doubled.

Sounds like you make poor decisions. Not everyone is you. So far since 2011 I've made 80k in equity in my house. Keep renting. I'll let you pay my mortgage, taxes and insurance and update my house while I pocket the leftover and get equity.
