Termites. The easiest thing if you are already infested is to tent the house.

They can infest walls and the first thing you see in the wall sagging. One thing i have found is coating the outside of the slab with orange oil stops termites from coming from the ground up the slab to the frame of the building.

All wood framing of new construction should be coated with orange oil to stop termite infestation.
