Whoever buys it will be initially covered by the historical designation. However that isn't a guarantee that the building will remain as such. It's possible that a purchaser could apply to have it removed or sufficiently modified as to become essentially meaningless. Most likely, they'd agree to retain the facade but otherwise gut the building.

The other possibility is demolition by lack of maintenance/arson. The former is a popular-though-time-consuming approach whereby the owner allows simple neglect to cause the building to become unsafe and then applies for a demolition permit because it's a hazard to all and sundry. However, that takes time and you're paying property taxes for the decade or so that it'd take. The latter is more active but fraught with peril. Witness the Empress Hotel at Yonge and Gould Street.

Time will tell whether the Yonge Street Temple will be anything more than a shell for Conspiracy Theorists to get wood over

A lot of Masonic Centers have huge stages, usually connected to Scottish Rite auditoriums. These massive stages make for very luxurious old world style theaters that, when maintained, are architectural masterpieces.

That's really the only reason these buildings are re-used in this function quite often.
