I get so damn frustrated with renters.
Six rentals are a pain.

What do you mean you have 3 cats!?!?
The lease says no pets...ugh..

Why can't you pay your rent?
We spent to much on Christmas presents.....as she lights up her cigarette standing beside the recycle bin full of beer cans...

Had one last year with an electric heater in every room, "I pay the electric bill" ,because he didn't want to use gas which he pays for...
There goes $150 I didn't need to spend.

Today was just the frosting on the cake..

Why does the new refrigerator I put in last month have a big dent in the door?
I don't know.....
Crickets...
This is a brick size dent, not a little ding from normal use.
Crickets.....
So I go to the basement to fill the water softener with salt and the little girl comes down to help.
She's 8 I think.
"So what's new kiddo?"
"Nothing"
"Anything exciting happen on Christmas?"
"Mom threw a wine bottle at dad"
"Uhhh, really?"
"It's ok, she missed"

Yeah.. Im about done with rental houses.
It's not worth the headaches.

Rant over..

I have heard of some real doozy renters. My Hubby and I are great tenants and our Landlord hasn't raised the rent since they bought this place 4 years ago and the rent is real cheap. I think they are grateful to have us.

Oh my yes...
Good renters are a treasure.
Unfortunately they are not usually long term because they tend to buy a home or are only in the area short term for work or school.

Say it with me, "That's coming out of your deposit."

"You're paying for the electric that you used."

"If you don't like it, you can move."

I've said em all...believe me.

Unfortunately their deposit doesn't cover the cost of repairs.
Also if it's not written in the lease you might not get anything. The lease didn't say not electric heaters...
They do now....

Yes agreed 'Renters' are an absolute pain.

One thing I have learned in life is that very few people look after

what doesn't belong to them.....property, cars, clothes.......

These days I like to go with *never a borrower or a lender be*

I feel your pain. My wife and I owned about 10 rentals in the early 2000s. It was a real pain. Hindsight being 20-20, I would never had done it and would have bought a small commercial strip mall...6 or 7 units, cash-type businesses and triple-net leases.

Sometimes I dont agree with you, but wow, this is incredibly true. A lot of renters are horrible. I actually feel bad for them. You can tell which ones will just go from place to place, each one getting worse until they die.

Or next time have them pay for their own electrical. If possible.

Yeah, renting to others sucks.

Absolutely. I just pray they're the types that get sick of living like their parents and get out of it. Embarrassment is an good motivator.

But what happens when they dont pay the bill, and your property has no heat in the middle of winter, and they decide to use some idiotic gas heater or something... bye rental property.

One of the town's in my area requires a very large deposit to have electricity turned on in homes.
I don't recall exactly but I think it was $600.
That's asking a lot for a renter.
I just estimate what the bill will be and add it to the rent. It worked for years until this guy...lol

Ugh. We had a guy who just stopped paying it, then disappeared when they cut it off. The next person couldn't get a power hook up until the old bill was paid. Who paid it

...us. Never again. We add it to the rent, just like you said.

Maybe sell the houses on Old Kent Road and move along the board a bit.

Kind regards,

Unfortunately there is nothing either you or anyone else can do about ^^that^^

Even if you let them have it rent free.

Their problem is 'lack of any aspiration.*

That's why property owners should demand background checks, serious credit checks, and income verification. Also, consider hiring a property management company.

A lot of landlords don't do this and wind up with # tenants.
